We've been getting a lot of questions from home sellers as they prepare their homes for sale.

 

What should you do to get the home ready? It depends on what your home currently looks like and the condition that it's in. You want to focus on the things that you can put a nickel into, and get a dime back. What I mean is that we don't want you to spend money on your home just for the sake of putting money in - we want to spend on things that will make the home stand out, and get you more money.

 

A great example came from one of our long-time clients who bought a home from us about 19 years ago, and when the market collapsed, they realized it was an opportunity to buy a bigger home. We helped them find their new home, and they turned the past house into a rental property. When the tenants eventually moved out, they decided to cash in on their equity thanks to the market improving so much in the last few years.

They had some general handyman-type ideas on how to improve the property for sale, but we gave them some tips. We suggested replacing the old white tile countertops with granite - which was an investment. Not only would granite appeal to a buyer who spends a lot of time in the kitchen, it would make the home stand out among all the other nearby homes that all had white tile countertops. We wanted someone who was going to jump in and not negotiate much.

 

All in all, they invested about $7,000, and we sold the property for $15,000 more than we could have in the original condition.
